LIGHTHOUSE POINTE (LHP) HOMEOWNERS ASSOCIATION (HOA):

Q: What is the Lighthouse Pointe Homeowners Association?
A: The Association is a non-profit Florida corporation.

Q: Who is a member?
A: Everyone who owns property in Lighthouse Pointe belongs to the Homeowners Association.

Q: Do I have the option of not joining the Association?
A: No. Membership in the Association is not voluntary. All property owners become members of the Association when they purchase their Lighthouse Pointe property.

 

BOARD OF DIRECTORS AND BOARD MEETINGS

Q: Who are the Board of Directors?
A: The Board of Directors is made up of non-compensated volunteers (usually Lighthouse Pointe property owners but that's not mandatory) who are elected by the general membership at the Annual Meeting.

Q: What does the Board of Directors do?
A: The mission of the Board of Directors is to help protect the investment and enhance the value of the member’s property. See the full Mission Statement.

Q: Can I join the Board?
A: Yes. When notice of the Annual Meeting is mailed out, let any Board Member or the management company know you would like to be on the ballot. You may contact a Board Member via our website or through Sandi Pitkin at Etheridge Property Management.

Q: When and where are the Board of Directors meetings held?
A: Currently the Board meetings are generally held every 4th Monday of the month at the Community Life Center at the corner of Soundside Drive and Hwy. 98 in Gulf Breeze. A sign is posted at the entrances to Lighthouse Pointe with date and time 48 hours prior to meetings and our Home/Announcements webpage gives this information in advance.

Q: What happens at Board meetings?
A: Business of the community is conducted in accordance with Roberts Rules of Order. Owners are welcome and offered a chance to speak on any matter on the agenda or may bring up new items during the open forum at the end of the meeting.

Q: When is the annual meeting?
A: The annual meeting is historically held in March, however that is not a governed date. The requirement is to have a general membership meeting once a year.


LHP HOMEOWNERS' ASSOCIATION (HOA) ASSESSMENTS:

Q: How much is the LHP HOA assessment?
A: As of 7/1/2009 the assessment is $99.00 semi-annually.

Q: Where do I send my payment?
A: Make your payment to Lighthouse Pointe HOA, c/o Etheridge Property Management, 908 Gardengate Circle, Pensacola, FL 32504

Q: What is the assessment used for?
A: Assessments are used for operating expenses of the Association. Such things as: insurance, legal fees, management fees, landscape maintenance, street lighting, income taxes, property taxes, postage/printing costs, community improvements and emergency repairs. The Annual Budget is available for inspection at Etheridge Property Management. Contact Sandi Pitkin.

Q: Can the Board of Directors ever raise the assessment?
A: If the current assessment is insufficient to meet the expenses of the Association, the Board of Directors may increase the dues up to 10% per billing cycle (biannually). A vote of two-thirds of the HOA membership is required to raise dues more than 10% in a given cycle.

Q: What if I don’t pay my assessment?
A: If payment is not made by the due dates (January 31 and July 31), the property owner is in violation of the Declaration of Covenants, Conditions and Restrictions and late fees will be charged. If payment continues to be withheld, the Board of Directors will seek legal action and place a lien on the property and possibly seek foreclosure to satisfy the debt. The delinquent property owner will be responsible for all legal costs associated with collecting past due assessments.

Q: I will be gone when billing comes out; can I pay my assessment in advance?
A: Yes. You may make advance payments and the amount will be held as a credit on your account. Make your payment to Lighthouse Pointe HOA, c/o Etheridge Property Management, 908 Gardengate Circle, Pensacola, FL 32504

Q: I’m behind on my payments; can I set up a payment plan?
A: Yes. The Board of Directors wishes to work with you. It is understood that occasionally unforeseen circumstances can cause financial hardships. Collecting assessments is, however, important to the success of our community. Please contact Sandi Pitkin at Etheridge Property Management to setup a payment plan that works with your current circumstances. It should be understood that you will need to revert to regular bi-annual payments as soon as possible.



ARCHITECTURAL CONTROL COMMITTEE (ACC):

Q: What is the Architectural Control Committee:
A: The committee consists of non-compensated volunteers appointed by the Board of Directors. Their mission is to review submissions by homeowners, in a timely period (30 days maximum), to assure that planned property modifications and/or additions are in compliance with our Declaration of Covenants, Conditions and Restrictions. The current members are on our Committees webpage.

Q: When must I submit a request to the ACC?
A: You must submit a request to the ACC before erecting, altering, changing, or adding to any lot or structure. This includes but is not limited to fences, pools, sheds, landscaping, roofs, hurricane shutters, and exterior painting, including driveways. Plans and specifications must be submitted in writing.

Remember that your change or addition may also require permitting by Santa Rosa County.

Q: Why must I submit a request to the ACC?
A: To ensure compliance with the Declaration of Covenants, Conditions and Restrictions and to ensure any changes, additions, alterations, etc. will be consistent with the existing harmony of the community in order to protect property values of the entire community.

Q: I have a question regarding an architectural request, whom do I contact?

Q: I submitted an architectural request but have not received an answer.
A: Please allow up to 30 days for a response to your request, though we generally try to respond sooner. If you have not heard from the ACC after 30 days please contact them via the website or contact Sandi Pitkin at Etheridge Property Management.


DECLARATION OF COVENANTS, CONDITIONS & RESTRICTIONS (Covenants):

Q: How am I supposed to know what the Covenants are? I don't think I have a copy.
A: You should have received a copy of the Covenants at your property closing. If you don't find a copy in your closing papers you may access the Covenants on the website or contact Sandi Pitkin at Etheridge Property Management.

Q: Why do we have Covenants?
A: Our Covenants document the standards for our development and when complied with, assure the quality condition and continued value of everyone's property.

Q: Who sent me a violation letter?
A: Violation letters are sent by Etheridge Property Management, on behalf of the Board of Directors and in support of our documented Covenants. They are created either in response to a complaint received or as a result of a monthly visual inspection of the community.

Q: I received a violation letter, but the violation does not exist. What do I do?
A: Occasionally mistakes may be made. Please contact Sandi Pitkin at Etheridge Property Management if you believe you have received an unwarranted violation letter.

Q: Do the Covenants have any say as to what is parked in my driveway?
A: Yes. The Covenants prohibit boats, trailers, recreational vehicles, personal water craft, and the like, from being parked where they are visible from the street.  Access the full covenants.

Q: How do I report a street light that is out?
A: You can report this condition directly to Gulf Power on the internet.  We have a map of the development with addresses of the street lights on this website. Go to this information and report the outage.  Thanks!

Q: How do I report suspicious activity?
A: Contact Santa Rosa County Sheriff's Non-Emergency Number: 983-1191. If you believe the condition is an EMERGENCY, call 911.

Q: I need law enforcement, but this IS NOT AN EMERGENCY. Who do I call?
A: Contact Santa Rosa County Sheriff's Non-Emergency Number: 983-1191.

Q: My neighbor's dog barks at all hours of the day and night and is keeping me awake. What can I do?
A: You can call the Santa Rosa County Sheriff about the noise (non-emergency number 983-1191) or contact Santa Rosa County Animal Services if you think the animals are being harmed or neglected (983-4680 or 983-4681).

Q: My neighbor's dog is running loose, what do I do?
A: If you know what property the dog belongs to, try to contact the property owner to make them aware of the problem. If you are unable to contact the property owner, don't know where the dog lives or the problem is persistent, contact Santa Rosa County Animal Services at 983-4680 or 983-4681. You may also contact Sandi Pitkin at Etheridge Property Management.
